Something breaks in a rented house

Salam, if a house is being rented out and the renter breaks something, for example, a garage door, who is responsible 6 it? The landlord or the renter?

In the Name of Allaah, the Most Gracious, the Most Merciful.
As-salaamu ‘alaykum wa-rahmatullaahi wa-barakaatuh.

In principle, the owner of the house is liable for the maintenance and repairs of the house. However, if the damage was done by the renter, due to negligence from his side or purposefully, then the renter will be responsible. The owner is entitled to charge the renter for the costs incurred in repairing the damage.
